What we inspect
We visually evaluate accessible areas, from the foundation to installed appliances. Open an area below to see what we inspect. Access and safety conditions may limit the work, and we report those limitations.
We visually inspect the complete dwelling, including attics, crawl spaces or basements, and attached garages. We report all findings.
We evaluate the slope of the grounds to see whether water drains away from the home. We also examine gutter-downspout discharge points and how water is managed, and report all findings.
We identify the roof type and present condition, note flashing condition and areas of concern, and observe gutters and downspouts. We report findings, including poor conditions or components that do not operate.
We inspect visible foundation elements inside and outside. We look for cracks, settlement, deterioration, evidence of water problems, pests, microorganism growth, and rodent entry, and report all findings.
We identify siding and trim materials, inspect their condition, and record our findings.
We inspect drainage, deterioration, and overall condition, paying attention to encroaching tree roots. We report severe cracks, damage, lifting, and other potential trip hazards, along with our other findings.
We inspect condition and safety, including stair construction, attachment to the home, structural soundness, and fall protection. We report all findings.
We look for poor material condition and evidence of water penetration. For safety, we walk only on available service flooring, never on framing members. Attic conditions may limit the inspection at our discretion, and we report our findings.
We inspect insulation, vapor barriers, and ventilation in attics and unfinished areas. We report deficiencies and recommend supplemental insulation or vapor barriers where needed.
We visually inspect accessible fireplaces, flues, and chimneys and report all findings.
We operate heating and central-air units and evaluate the furnace, ductwork, and other delivery systems. We inspect registers, radiators, baseboard elements, and similar components, assess overall condition, and report our findings.
We identify plumbing materials and inspect for leaks, corrosion, drainage, water flow, and other concerns. We test every accessible toilet, bathtub, shower, and sink. We note inaccessible fixtures and report our findings.
We identify and evaluate the type and size of the home’s electrical supply cabling. We test accessible outlets and light switches and report visible electrical problems and safety hazards.
We identify building-material types, inspect the general condition of walls, floors, and ceilings, and report concerns.
We inspect function and condition. For double-pane windows, we can report only visible evidence of possible leaking seals, such as fogging between the panes.
We inspect fixtures, plumbing, toilets, sinks, showers, tubs, shower doors, electrical devices, and GFCI locations. We test fixtures for adequate water flow.
We inspect every accessible cabinet door, drawer, and countertop, together with the sink, sink plumbing, electrical outlets, walls, floor, and ceiling.
We inspect the range, oven or cooktop, dishwasher, and permanently installed appliances such as an ice maker, microwave, or refrigerator.
Appliance information
We include recall-check support for the manufacturer and model information collected during your home inspection.
We submit manufacturer and model information for home appliances, water heaters, and HVAC equipment to RecallChek. The information is matched against recall records and hand-checked to help resolve identification or model-number issues.
When applicable, your recall report is sent directly to you within about seven days of the inspection. It provides a separate reference for the appliance information reviewed through RecallChek.
RecallTrak sends monthly email updates checking for future recalls. You can add or update appliance information in your account at no charge.
Additional services
Environmental testing is separate from a standard home inspection. We can discuss which added services fit your property and agree on the scope and charges before work begins.
We offer radon testing as a separate service alongside your home inspection.
We collect water-quality samples for analysis when you arrange this added service.
We offer mold inspections and sampling for laboratory analysis as additional services.
We can discuss hazardous-material testing in relation to your property concerns and the scope you need.
We offer reinspections for concerns you want checked after repairs. The items being reinspected and the documentation needed affect the work and fees. We can discuss those details with you before arranging a return visit.
Commercial Inspections
